We aim to make sure that our housing is well managed and maintained.

Our responsibilities

We are responsible for maintaining the structure and exterior of the property. This includes the repair of:

•    Gutters, drains, and pipe work
•    The roof (but not aerials or satellite dishes that you may have installed)
•    Foundations, outside walls and doors, including basic outside painting and decoration
•    Inside walls, floors ceilings, major plaster work, but not painting and decoration
•    Stores erected by the Trust
•    Footpaths and lighting which are not maintained by the council
•    Water, gas and electricity supplies
•    Lifts and communal lighting

We also maintain:

•    Baths, sinks, basins, toilets, flushing systems and waste pipes
•    Electric wiring including plug and light sockets and switches, but not fuses on your own appliances
•    Gas and water pipes
•    Water heaters, fireplaces, fitted fires and central heating installations
•    Community alarm services

Your responsibilities

Your main responsibility is to maintain your home and keep it in good decorative order. You must not allow it to fall into disrepair through deliberate neglect or damage. You are also responsible for some minor repairs, including:

•    Toilet chains, sink, bath and basin plugs
•    Door numbers
•    Door glass (through wilful damage or neglect)
•    Appliances, fixtures, fitting, extensions and any other additions by the tenants unless formally adopted by the Trust
•    Fuses, plugs and light bulbs
•    Interior decoration
•    Window frames as part of room decoration
•    Curtain rails
•    Draining down the water system if you are going away from home
•    Sweeping chimneys or flues

It is your responsibility to keep gardens tidy and cultivated. You must also ensure that there is no earth or refuse places against wall or fences.

In addition, you are responsible for reporting repairs that are our responsibility.
